Succession of ancestral property in Kolkata, India?

can my grandfather make a deed of our ancestral property ? My grandfather has only two sons, ie my father and my uncle..If so, then what if my father is not satisfied with the portion that he has been given in the deed, can he challenge the deed after the demise of my grandfather??....also if my father wants to sell out his portion , can he do that or has it got anything to do with the deed...how will the deed affect the whole scenario ?
